For a PAYG buyer with clean documentation, formal pre-approval can typically be achieved in 3–7 business days. For self-employed buyers, complex income structures, or specialist lenders, this may take 7–14 days. Same-day contact and preliminary assessment happen the day you refer them. We'll give you a realistic timeline upfront.

A bank decline is not the end of the road — it often just means the wrong lender was approached. We review the reason for the decline, assess the full picture, and match the buyer to a lender whose credit policy aligns with their situation. We've helped buyers get approved after being declined by two or three major banks. That said, some situations genuinely can't be fixed at this time, and we'll be honest about that too.

Never. We do not sell insurance, financial planning products, or any service outside our core broker function. Our job is to get your buyer's loan approved — nothing else. We don't upsell, cross-sell, or do anything that could slow the transaction or create a conflict of interest. Your relationship with your buyer stays intact.

Absolutely. A pre-approval gives the buyer a confirmed borrowing limit, not a property-specific approval. Your buyer can use the same pre-approval across multiple properties they're considering — as long as the purchase price and property type are within the approved parameters. When they make an offer, we convert the pre-approval to a formal application immediately.
